What is IDX/Broker Reciprocity?
IDX or Internet Data Display is a National Association of Realtors initiated program that came into effect on January 1, 2002. The IDX program allows the members of an MLS to publicly display all of the currently available properties for sale within that MLS on their company or personal web site. There are "opt out" provisions available for brokerages choosing not to display their properties. Generally, brokers who choose not to include their properties cannot use the IDX program to display other broker's properties.

Why would I want to display some other broker's listings?
Whether a visitor to your website is a buyer searching for a home, an investor, or a prospective seller comparing listing prices, the IDX program gives them access to all listings in the area through your website, all displaying your contact information. This eliminates the need to leave your website to view listings from other agents or brokers.
What other IDX-based programs can you provide?
Search Saver is a feature included with this IDX solution. It lets visitors to your site create a personal profile, save searches, receive email alerts to new listings and contact you directly regarding any property they want to pursue. It's a great customer service tool and repeat traffic builder.

Can I get these tools directly from my MLS?
It depends on your MLS provider. The need for third party IDX solutions like the one we offer came about due to inconsistencies from MLS provider to MLS provider. Third party solutions often have more user friendly applications and may offer products or services not available through a given MLS.
Who can have IDX?
It depends upon your MLS provider. Some MLS?s allow both Brokers and agents to have IDX solutions, and some allow only Brokers. Contact us to find out which system your MLS supports.
Do I have to be a member of the local MLS to get data?
Yes, our agreements with MLS providers require that we provide our IDX programs only to members of that MLS. We can provide you with service only after you produce a signed Broker Reciprocity Agreement. As a member of a local Board or Association of Realtors you have the opportunity to join multiple MLS systems without rejoining a local board or association.
Where do you get the data?
The data is supplied by the MLS system directly. It is a live feed and is therefore always as current as the MLS itself. Depending on the MLS system, updates may be made daily or periodically several times per day.
